My Mortgage took my instrument on the 1st Try; However I was in a 6-month long battle with Mr. Cooper in which they threatened to foreclose, I had sent them a coupon, an affidavit of payment, and an Estoppel. They finally gave up on me and transferred me to Shellpoint ( another DBA of Nationstar ).
I decided since I am attempting to act in Honor, I shall give them the opportunity to act in Honor also. Since this has happened, I have heard of 20+ people having their Mortgages paid off with this instrument. Some Take it Some do Not. The Advice I will give is This….

Make an instrument for around 5K over what you believe the Payoff to be.

Send Your Mortgage the instrument in a certified envelope.

If they accept Great if Not, then do a 3949a and create another instrument made payable to the Treasury and let them enforce your instrument.
